Homes, rentals and businesses

Plumbing repairs that look past the immediate symptom

When plumbing disrupts a home or business, a useful repair starts with finding where the problem comes from. Trident identifies the issue, explains the available options and recommends work aimed at keeping the same problem from returning.

We work on drain cleaning, sewer lines, water heaters, slab leaks, fixture repairs and installations, and commercial plumbing. Homeowners, rental owners, property managers, restaurants, offices and retail spaces can describe the property and the concern when requesting service.

Small changes first

Plumbing issues worth addressing early

Many plumbing problems begin with changes that are easy to dismiss. A drain takes longer to clear, a toilet runs after every flush or hot water becomes less consistent. Left alone, these can lead to wasted water, damaged surfaces, backups or an unexpected equipment failure.

Recurring slow drains may come from grease, hair or mineral buildup deeper in the line. Moisture beneath a sink or an unexplained stain can point to a small hidden leak. Low or uneven water pressure has several possible causes, and popping or rumbling from a water heater often relates to sediment. An inspection determines which explanation applies.

Single-family homes and businesses

Know the plumbing that serves your property

The City of Phoenix describes Ahwatukee Foothills as a largely low-rise village of master-planned, single-family neighborhoods. In a single-family home, the main shutoff valve, water heater, sewer cleanout and any pressure regulator serve one household, so knowing where each one is located makes a service visit or an urgent shutoff easier to manage.

Routine service can reveal wear, buildup and hidden damage before it interrupts daily routines or business hours, especially where plumbing sees heavy use. An inspection can look for leaks, corrosion and pressure concerns, water heater maintenance addresses sediment, and a sewer camera inspection can show roots, cracks or damaged sections before they cause a backup.

Six local service guides

Which Ahwatukee guide fits the problem

Slow or gurgling fixtures point to the drain cleaning guide; a backup affecting several drains at once points to the sewer line cleanout. Hydro jetting handles heavy buildup and is chosen after the line is assessed.

Warm spots in the floor, a meter that keeps moving with every fixture off, or an unexplained jump in the water bill belong with the slab leak repair guide. Lost or inconsistent hot water fits the water heater repair page. Active flooding or a sewage backup is a call to make now; the emergency page covers what to do first.

City or property

Separate public water concerns from your plumbing

Ahwatukee Foothills is one of the villages within the City of Phoenix. For a concern with the public water system, the city's Water Services Department lists its customer service and water-emergency contacts. Trident handles the fixtures, pipes and equipment that serve your property.

When you contact our North Phoenix office, give the property address, the affected fixtures or equipment and who can provide access. Businesses and property managers should note any space that is out of service and any earlier repairs, so the visit can focus on the right part of the system.

Three building eras

One village, three ZIP codes, three building eras

Census estimates show how differently the three ZIP codes have aged. In 85044, the median home dates to 1989, and 55% of its 18,731 homes were built before 1990, with the 1980s the busiest decade. In 85048, the median is 1995 and about half of its 14,542 homes went up in the 1990s. In 85045, the smallest at 3,001 homes, the median is 1999 and 15% were built in 2010 or later.

Those dates help predict what a plumber may find. A house from the 1980s may still have its original drain lines, shutoff valves and supply connections. In a house from the 2000s, the first round of replacements tends to start with the water heater and fixture parts. When you call, share your ZIP code, the year the home was built and any repairs already made. It helps our team plan the visit.

Owners and renters

Owners, renters and buildings with shared lines

Across the three ZIP codes, 70% of occupied homes are lived in by their owners, according to the Census. The share runs from 91% in 85045 to 62% in 85044, where 38% of homes are rented. About one home in ten sits in a building with 50 or more units, and 85044 and 85048 each have more than 1,500 homes in buildings that size. That mix shapes who makes the first call when something fails.

A renter should tell the landlord or property manager right away, since they usually arrange and approve repairs. In an apartment or condo building, drain and water lines are often shared between units, so a backup or leak may start outside your space and involve the building's management. In a detached house, the decisions rest with the owner. Our team can work with the owner, the tenant or the manager.

Water and fuel

Hard water, gas service and your water heater

Homes billed by the City of Phoenix for water can check the City's 2025 water quality report. Its distribution samples ranged from 10 to 17.6 grains of hardness per gallon, a range the report also gives as 172 to 302 ppm. The report says those minerals, such as calcium and magnesium, can leave scale inside water heaters and on fixtures like faucets and showerheads. Inside a tank they drop out as sediment; inside a tankless heater they crust over the heat exchanger.

Fuel is the other local difference. Census estimates show 91% of homes in 85044 and 85% in 85048 heat with electricity, while 54% of homes in 85045 heat with utility gas. A home heated with gas already has gas service, which matters if you are weighing a gas tank or tankless heater. An all-electric house would need gas service and a new line before it could switch, so that work belongs in the comparison.

Ask our team
Which Trident office handles plumbing service in Ahwatukee?

Our North Phoenix office coordinates service in Ahwatukee. Share the address, the plumbing concern and any earlier repairs when you call or schedule online.

Do you work on commercial plumbing as well as homes?

Yes. Trident serves homeowners and businesses, including offices, restaurants, retail spaces and multifamily properties. Describe the building and how the problem affects its use.

Can maintenance quiet a noisy water heater?

Popping or rumbling often relates to sediment, which flushing can address. The technician still checks the unit, because a worn component or tank damage can produce similar symptoms.

Do I need a plumber to install a water filtration system?

Countertop and faucet-mounted filters are usually simple to set up yourself. Under-sink and whole-house systems connect to the plumbing, and professional installation helps prevent leaks.

Which ZIP codes cover most of Ahwatukee?

By our measurement of City of Phoenix map data, about 90% of ZIP code 85044, about two-thirds of 85045 and nearly all of 85048 fall inside the Ahwatukee Foothills Village boundary. Together they cover about 83% of the village's land. The Census figures on these pages cover those three ZIP codes, so they can include some homes outside the village.

How old are most homes here?

It depends on the ZIP code. Census estimates put the median home at 1989 in 85044, 1995 in 85048 and 1999 in 85045. Across the three ZIP codes, 56% of homes were built between 1990 and 2009 and 38% before 1990.

How hard is Ahwatukee tap water?

If the City of Phoenix bills you for water, its 2025 report puts hardness between 10 and 17.6 grains per gallon across the system's samples. That is one range for every neighborhood the City serves, so testing water from your own faucet is the way to pin down your number.

Do homes here heat with gas or electricity?

Mostly electricity. Census estimates show 91% of homes in ZIP code 85044 and 85% in 85048 heat with electricity. ZIP code 85045 is the exception, with 54% heating with utility gas. A home with gas heat already has gas service, which widens the water heater options.
