Water heater types we service

Trident installs, repairs and maintains traditional tank water heaters in a range of sizes, along with tankless systems that heat water on demand without a large storage tank. Hybrid models, which combine heat pump technology with electric heating, are serviced too, as are Marathon water heaters.

Gas water heaters have their own set of possible problems, including burners, pilot lights, controls, venting, leaks and inconsistent temperatures. Whatever the type, the plumber inspects the unit and recommends repair or replacement based on its condition.

Everyday fixtures

Kitchen, bathroom and fixture work

In the kitchen, work ranges from installing sinks and garbage disposals to fixing leaks under the sink. In bathrooms, Trident handles clogged toilets, dripping faucets and repairs to showers, sinks and bathtubs.

New fixtures can be installed and existing ones repaired with attention to both appearance and performance. If a fixture leak has affected cabinets or flooring, mention that so the plumber can check the connected supply and drain lines.

Behind walls and below floors

Pipes, slab leaks and sewer service

Slab leaks can be difficult to detect because the damaged line is beneath the foundation, so specialized tools are used to find them with as little impact on the property as practical. When pipes are aging or corroded, the plumber walks you through repiping options before work begins.

Sewer services include inspection, cleaning and repairs to help avoid backups. Whether the concern is a hidden leak, a damaged pipe or a sewer problem, the goal is to identify the cause and recommend a practical, long-lasting solution.

Routine care

Maintenance for homes and businesses

Routine inspections and maintenance can catch problems before they interrupt daily use. Trident's maintenance membership is one way to plan that care, and financing options are available for larger projects.

For businesses, addressing repairs early and planning maintenance help reduce disruptions to daily operations. Service in Las Sendas is arranged through our North Phoenix office; share the address, the concern and any access details when you request a visit.

How it began

From Falcon Ridge to more than 3,400 homes

The community's CC&Rs refer to a development plan the City of Mesa approved on December 15, 1986, and amended in December 1987. The association's FAQ, in its timeline of the community's bronze statues, says that in 1995 the planned community was known as Falcon Ridge, and that the same year Blandford Homes took over the project and renamed it Las Sendas. Today the association counts 3,429 homes on 1,800 acres, at the foothills of Usery Mountain Regional Park and bordering the Tonto National Forest.

The association keeps separate design guidelines for production homes and custom homes, a hint of how varied the housing is. For plumbing, that variety matters: water heater locations, cleanout placement and pipe routes can differ from one enclave to the next, and lots in some subdivisions fall under the City's building envelope rules. Tell our team whether your home is a production or custom build when you call, and mention any earlier repairs.

ZIP code 85207

Homes from the 1990s and 2000s lead the ZIP code

The association lists its Trailhead office at a Mesa 85207 address. Census estimates for that ZIP code put the housing count at about 23,001 units and the median build year at 2001. About 53% date from 1990 to 2009, about 27% are older and about 20% went up in 2010 or later. The ZIP code spans about 29 square miles against the community's 1,800 acres, so the figures describe the wider area as well.

Owners live in about 83% of the ZIP code's occupied homes. For a house built between 1990 and 2009, the original plumbing is now roughly 17 to 36 years old. When a leak or a backup shows up in a home that age, we look first at pressure regulators, shutoff valves, supply connections and the water heater, and a slow drain often turns out to be years of buildup rather than a single clog.

Rules for digging

Desert Uplands lots and the association's review

The City of Mesa still posts a 2006 Desert Uplands packet for building envelope lots. It lists 13 subdivisions with “at Las Sendas” in their names, among them Copper Canyon, Rock Canyon and The Summit. Written for construction plan review, it keeps all improvements, utility trenching included, inside each lot's envelope, and it sends changes to a built lot that may affect the envelope, such as a remodel, pool or gas line, to City review. It does not mention repairs, so ask the City before digging outside the envelope. The association's packet also notes that its lighting rules mirror the City's Desert Uplands dark sky policy.

The association adds its own review. Exterior renovations go to its Architectural Review Committee before work begins, and the production home guidelines extend that to any work or change to the exterior of a home or lot, including landscaping. The committee issues a written decision within 30 days of a complete application. A repair inside the walls usually stays inside, but a reroute along an outside wall, new exterior equipment or a dug-up yard may need that approval first.

Our 12 year old water heater was leaking. I called and spoke with Shelby who was able to dispatch a technician immediately, same day… Tyler arrived on time, worked efficiently and cleaned up after himself.

Answers before you book

Questions about
plumbing.

Questions about plumbing services in Las Sendas? Start here, or tell us what is happening at your home.

Ask our team
Do you work on hybrid and tankless water heaters?

Yes. Trident services traditional tank, tankless, gas and hybrid water heaters, along with Marathon units. Share the model details when you request service.

Can you install or repair a garbage disposal?

Yes. Kitchen plumbing work includes garbage disposals as well as sinks, faucets and under-sink leaks.

When should I ask about repiping?

Repiping is worth discussing when pipes are aging or corroded, or when leaks keep returning. The plumber can explain the options and what the work would involve.

Do you provide commercial plumbing in Las Sendas?

Yes. Trident serves businesses as well as homes, with repairs, maintenance and plumbing upgrades. Describe the property and the areas affected when you call.

What ZIP code is Las Sendas in?

The association's Trailhead office is at 7900 E. Eagle Crest Dr., Mesa, AZ 85207. The ZIP code is far larger than the community, so treat Census numbers for 85207 as a picture of the surrounding area.

Who is responsible for the plumbing on my lot?

Under the CC&Rs, each owner maintains, repairs and replaces the lot and the buildings and improvements on it, except areas of association responsibility. The CC&Rs also state that the City of Mesa will not accept maintenance of private utilities within the community.

Do I need association approval for plumbing work?

For anything that changes the exterior of your home or lot, yes. The association requires written approval from the Architectural Review Committee before work begins. Applications are emailed to arc@mylassendas.org, and a decision comes within 30 days of a complete application.

How hard is the water?

That depends on which of the City's water zones serves your street. Its 2025 water quality report puts the City Zone at about 12 grains per gallon and the Eastern and Southern Zones at 16, with a map of the zones. The report recommends a starting softener setting of 16 grains.

What was Las Sendas called before?

Falcon Ridge. The association's FAQ, in its history of the community's statues, says Blandford Homes took over the project in 1995 and renamed it Las Sendas.
