Plumbing that keeps the doors open

Commercial plumbing for Phoenix business properties

Trident Plumbing & Drain works with offices, retail properties, restaurants, warehouses and tenant spaces. A leaking pipe or backed-up drain in a commercial building can close more than one room, so we assess the concern and explain practical options around how the property is used.

Our North Phoenix office coordinates commercial service. When you get in touch, describe the building, the affected areas and who can arrange access. If you manage the property for an owner or tenant, include who should receive the findings and approve the work.

Fixtures and pipes

Repairs in restrooms and work areas

A dripping fixture in a customer restroom, a damaged pipe behind a wall and a toilet that keeps running all interrupt the day differently. Let us know where in the building the problem is, whether water is escaping now and whether the same problem has come up before.

Trident provides fixture installation and repair, leak investigation and pipe repairs for commercial properties. What we recommend depends on the condition of what is installed and how heavily the business uses it, and the proposed work is explained before you approve it.

Kitchens and busy drains

Recurring backups in commercial lines

Grease, debris and other buildup collect in commercial drains and sewer lines, particularly in kitchens. A blockage that returns after clearing deserves a look at both the buildup and the pipe, because cleaning removes an obstruction while damaged piping needs repair.

For stubborn buildup, hydro jetting may be an option once the pipe has been checked and found suitable. Share the history of backups and earlier drain work so recurring problems are assessed together rather than treated as separate events.

Hot water and treatment

Equipment matched to the building's demand

Restrooms, dishwashing and cleaning can all draw on the same water heater. When a system struggles to keep up, an inspection comes before choosing between repair and replacement. Trident services and installs water heaters for commercial properties, including tank and tankless equipment.

Water softeners and filtration are also available for businesses. Hardness, taste and other water concerns are separate questions, so equipment should be chosen for its intended job and the service it will need afterward.

Planned and urgent

Maintenance plans and emergency calls

Routine inspections and cleaning can catch early leaks, buildup and worn parts before they disrupt the business. A maintenance plan should be built around the building's own plumbing and service record, especially equipment that keeps needing attention.

If water is escaping, wastewater is backing up or something else cannot wait, call and explain what is happening. Trident provides emergency commercial plumbing. Mention access restrictions, such as locked areas or limited hours, when you call.

Grease and backflow

Interceptor and backflow rules for Phoenix properties

The City of Phoenix requires every food service establishment that prepares food on site to have a grease interceptor. Indoor hydromechanical traps are allowed for up to four plumbing fixtures and must be pumped every 30 days; kitchens with more fixtures, a disposal or a dishwasher need an outdoor gravity interceptor, pumped at least every 3 months. The City bans enzymes, bacteria and emulsifiers used to dissolve grease, and maintenance records must stay on site for three years.

Backflow is the other recurring rule. City Code Chapter 37 requires secondary backflow protection at listed facilities, including car washes, medical buildings, laundry and dye works and multi-story buildings with booster pumps, and every required assembly must be tested at least once a year by a certified tester. The City applies backflow requirements to tenant improvements and changes of occupancy during plan review, and it can terminate water service to protect the public supply.

Commercial pricing

Cost factors for commercial plumbing work

A commercial quote depends on the property, how the business uses it and which City requirements apply.

  • The interceptor type and size, and whether it is due for pumping before drain work.
  • Backflow assemblies that need repair, replacement or a retest after the work.
  • Plan review and permits for tenant improvements or a change of occupancy.
  • Scheduling around business hours.
  • Access to ceilings, mechanical rooms and outdoor cleanouts.

Ask our team
What kinds of businesses do you work with?

Trident's commercial service includes offices, retail properties, restaurants, warehouses and tenant spaces. Describe the building and the problem so we can confirm the work needed.

Can you inspect a drain that backs up again after clearing?

Yes. An inspection can show whether buildup, a blockage or pipe damage is behind repeat backups, and we explain whether cleaning, repair or both make sense.

Can a property manager request service for a tenant space?

Yes. Include the address, the affected unit, who can provide access and who should approve the proposed work.

Do you install water treatment for businesses?

Yes. Trident offers water softener and filtration services for commercial properties. Tell us the concern, such as scale or taste, so the equipment can be matched to it.

Does my Phoenix restaurant need a grease interceptor?

If it prepares food on site, yes. The City requires a grease interceptor at every food service establishment that does, and a gravity interceptor for kitchens with more than four fixtures, a garbage disposal or a dishwasher.

How often must backflow assemblies be tested?

At least once a year, and more often if the City requires it. Testing must be done by a certified tester, and the customer must keep test records for at least three years.
