Sewer Line Cleanout

Main drain sewer line cleanout service

Trident Plumbing & Drain provides professional sewer and drain cleaning. Our plumbers identify where the blockage is, determine what is causing it and recommend the right method for restoring proper flow.

Regular sewer line maintenance can improve drainage, reduce recurring backups and help protect the plumbing system. Book through our North Phoenix office and describe which drains are slow or backing up.

Why main-line problems show up in several places

A healthy sewer line carries wastewater safely away from the home or business. When grease, tree roots, sludge or debris restrict it, the effect is not limited to one fixture.

You may notice slow drains, bubbling toilets, unusual odors or recurring clogs in several areas of the property. Addressing these signs early can help prevent sewage backups, water damage and more costly plumbing repairs.

Find it first

Locating the blockage and its cause

The cleanout begins with finding where the obstruction sits and what it is made of. A grease restriction, a root intrusion and a deteriorated section of pipe each call for different work, so the cause shapes the plan.

Rather than providing a temporary fix, the plumber focuses on clearing the source of the problem to reduce the likelihood of another backup. Ask what was found and how it was confirmed.

Match the method

Choosing between standard cleaning and jetting

Some blockages can be cleared with professional drain cleaning. Lines with heavy grease, scale, sludge or recurring buildup may benefit from hydro jetting, which uses high-pressure water to clean the inside walls of suitable pipes more thoroughly.

The choice depends on the material in the line and the pipe's condition. If the line has been cleared before, share when and how, since that history helps show whether a different method is needed.

Beyond cleaning

If the inspection finds damaged piping

Cleaning restores flow, but it cannot fix cracked, corroded or deteriorated pipe. When the inspection reveals damage, the plumber explains the available sewer service and repiping options.

Knowing the pipe's condition helps you decide whether to plan a repair now or monitor the line with routine maintenance. Keep the findings with your property records for future reference.

Public or private

Sorting out who owns the sewer line

Start with the City of Mesa's split: its wastewater page gives the property owner the lateral, which runs from a home or business to the sewer main, and keeps the main for the City. The community adds a layer. Its CC&Rs create an easement over the master common area for installing, replacing, repairing and maintaining utilities, water and sewer included, and they state that the City will not accept maintenance of private utilities, streets or facilities within the project.

In practice, start at your own cleanout. A recorded camera inspection shows where a blockage sits and whether it is in your building sewer, and the recording helps if the problem turns out to lie beyond your property. Keep the cleanout clear for another reason too: for production homes with a pool, the association's guidelines name it as the outlet for pool drainage. If it is buried under gravel or landscaping, mention that when you call.

Main line pricing

Cost factors for a sewer cleanout in Las Sendas

A main-line visit is priced on access, the length of line between the cleanout and the clog, and the camera's findings.

If a repair means digging on a lot in one of the City's building envelope subdivisions, check with the City first; its packet keeps trenching inside the envelope during construction. Exterior changes also need the association's written approval first. GreenSky® financing is available for larger repairs.

  • An accessible cleanout, or one that must be located first.
  • The length of line between the cleanout and the clog.
  • Roots, grease, sludge or flushed items in the line.
  • A recorded camera inspection.
  • Digging limits, landscaping and approvals if a repair follows.

They came out quickly, did camera work, and took the time to thoroughly track down the issue instead of rushing. Turns out we had roots breaking a pipe under our tub.

Questions about
sewer line cleanout in Las Sendas.

Questions about sewer line cleanout in Las Sendas? Start here, or tell us what is happening at your home.

Ask our team
What does a bubbling toilet mean?

Bubbling when other fixtures drain can indicate a restriction in the main sewer line. The plumber locates the blockage to confirm.

Is a sewer cleanout the same as hydro jetting?

Not always. A cleanout can use standard drain cleaning or hydro jetting, depending on what is restricting the line and the condition of the pipe.

What happens if the sewer pipe is cracked?

The plumber explains the sewer service and repiping options. Cleaning alone does not repair damaged pipe.

Can a business schedule sewer line maintenance?

Yes. Trident serves homes and businesses, and regular maintenance can help reduce recurring backups in busy drain systems.

Will the City maintain a private sewer line inside Las Sendas?

The CC&Rs say the City of Mesa will not be responsible for, and will not accept maintenance of, private utilities, streets, facilities or landscaped areas within the project. The City's wastewater page assigns the lateral to the property owner and the main to the City.

Does a sewer repair on my lot need association approval?

If it changes the outside of your home or lot, plan on it. The association requires written Architectural Review Committee approval before exterior work begins, and its production home guidelines include landscaping. Applications go to arc@mylassendas.org.
