Find the leak before choosing work

Slab leak assessment and repair in Phoenix

A suspected leak beneath a slab can leave you with several questions at once: where is the water coming from, which pipe is affected and what access will be needed? Trident Plumbing & Drain provides leak detection and slab leak repair for Phoenix homeowners.

Our North Phoenix office serves Phoenix homeowners. We begin with the symptoms and investigate the plumbing before discussing a repair approach. A warm patch, stain or crack on its own does not confirm a slab leak, and a plumbing assessment should not be mistaken for a structural evaluation of the foundation.

What have you noticed?

Collect the signs without guessing the cause

Tell us about damp areas, changes in water use, warm flooring or the sound of running water when fixtures are off. Note where the symptoms occur and when you first noticed them. That information helps direct the investigation without treating every change as proof of a leak under the slab.

Discoloration, odors or wall and floor cracks can have other causes as well. Describe them to the team, along with any previous plumbing work. If the concern turns out to involve something beyond the plumbing, the scope of that additional work should be addressed separately.

Investigate before access

Identify the affected plumbing

Leak detection helps narrow the location and identify which line needs attention. Electronic detection and thermal imaging can help with the investigation, with the approach chosen around the conditions at the property. The findings guide the discussion about access and repair.

The goal is to avoid guessing where to open a surface. That is different from promising no disruption or an exact location in every case. Ask what has been confirmed, what remains uncertain and whether further investigation is needed before a repair scope can be set.

Compare the scope

Spot repair, rerouting or pipe replacement

Depending on the findings, a repair discussion may involve accessing a damaged section, rerouting an affected line or replacing piping. The condition of the line and the access available help determine which approach is appropriate. No single method fits every suspected slab leak.

Ask the team to explain what each proposed option would address and where access is needed. A localized plumbing fault should be assessed on its own evidence rather than used to assume that the entire system must be replaced. If broader deterioration is found, that should be explained as part of the recommendation.

Know what the visit covers

Separate plumbing work from other repairs

Water escaping from plumbing can affect surrounding materials, so an ongoing leak deserves attention. Finding and repairing the source is the plumbing task. Flooring, drywall or foundation concerns may involve separate assessment and work; do not assume they are included in a pipe-repair proposal.

Before proceeding, review the affected line, planned access and the work included. Share photographs or records of earlier symptoms if available. A clear account of the problem and the proposed response makes it easier to understand the repair with a clear explanation of the plumbing work and any separate repairs to discuss.

Permits and inspection

Why a slab repair usually involves the City

The City of Phoenix lets you stop a leak without a permit, but its 2024 building code draws a line at replacement. If a concealed water pipe becomes defective and has to be removed and replaced with new material, the code treats that as new work that needs a permit and an inspection. Most slab repairs and reroutes replace concealed pipe, so plan for that step when you schedule the work.

The code also requires a rough-in or underground inspection of water piping before it is buried or concealed. For a repair through the slab, that means the new section is checked before the concrete goes back. For a reroute through walls or the attic, it means an inspection before drywall closes the run. Ask how the inspection fits the schedule when we explain the repair options, and keep your insurer informed before the floor is opened.

Repair pricing

Factors behind a slab leak quote

How the pipe is reached, through the slab or around it, sets most of the cost.

For a reroute or another large repair, ask about GreenSky® financing.

  • Pinpointing the leak before any concrete is cut.
  • A spot repair through the slab or a reroute overhead.
  • The City permit and inspection for replaced concealed pipe.
  • Flooring removal and patching afterward.
  • A pressure regulator, if high pressure is part of the cause.

Under the slab

Phoenix facts that bear on a slab leak

Home age, pressure and the City's permit rules all come into a slab leak repair.

57%

The median home in the city dates to 1986. Pipe age and earlier repairs help decide between a spot fix and a reroute.

Questions about
slab leak repair in Phoenix.

Questions about slab leak repair in Phoenix? Start here, or tell us what is happening at your home.

Ask our team
Does a warm spot on the floor confirm a slab leak?

No. It is a useful observation to report, but it does not establish the cause. The plumbing needs to be assessed along with other symptoms before a slab leak is confirmed.

Will the entire floor need to be opened?

The required access depends on the leak location and repair approach. Detection helps guide that decision, but no-disruption or no-opening promises cannot be made before the conditions are understood.

Can the affected pipe be rerouted?

Rerouting is one of the options that may be considered alongside spot repair or replacement. The team needs to assess the affected line and available route before recommending it for your home.

Does slab leak repair include foundation repairs?

This page covers plumbing detection and pipe repair. Any structural, flooring or other restoration work should be discussed separately and clearly identified in the proposed scope.

Does a slab leak repair need a permit in Phoenix?

Usually. The City's 2024 building code allows stopping a leak without one, but replacing a defective concealed water pipe with new material counts as new work that needs a permit and inspection.

Can high water pressure contribute to a slab leak?

Pressure is one factor a plumber checks. The City considers 40 to 100 psi acceptable and does not regulate pressure past the meter, so the pressure regulator on your side is yours to maintain. A failed regulator can let pressure climb.
