Your utility

One utility for water and wastewater

Water service in Sun City West comes from EPCOR, which says it serves about 15,600 connections in the community. Its 2025 water quality report lists a single source, groundwater drawn from the West Salt River Valley sub-basin, and describes an arsenic removal facility; its table lists 8.41 parts per billion as the highest amount of arsenic detected, and the federal limit printed beside it is 10. EPCOR's rate page places the community in its local water district and its Sonoran wastewater district, so check your bill if you are unsure which company serves your address.

When something goes wrong on the utility's side, such as an outage, EPCOR asks customers to report it any time of day or night. Problems inside the house are a different call. A pressure drop at one fixture, a leak under a sink or a backup in a single drain usually points to the home's own plumbing, and that is the work our team handles.

Housing and permits

A community built mostly in the 1970s and 1980s

Census estimates put the community at about 19,120 homes and a median build year of 1989. About 52% were built in the 1970s and 1980s and another 31% in the 1990s. About 88% of occupied homes are owner-occupied. In a house from that era, any original supply lines, valves and drain lines have been in service for more than 35 years, so leaks and slow drains deserve a look at the pipe as well as the fixture.

There is no city building office here. The Census Bureau lists the community as a census-designated place, and Maricopa County Planning and Development regulates development in the county's unincorporated areas. The County's permit page lists web-issued minor permits for water, sewer or gas line repair and for like-for-like plumbing repair, and it reminds owners that issuing a building permit does not stop an HOA from enforcing its CC&Rs. Trident's Arizona contractor license is ROC 331536.

Hard water at home

What 3 to 11 grains means inside the house

EPCOR's 2025 report lists hardness of 3 to 11 grains per gallon. On the scale printed in the same report, that range runs from slightly hard at the low end to very hard at the top. The report also lists total dissolved solids of 336 to 353 parts per million and sulfate of 63 to 72 in 2025 samples, with sodium from 50 to 100 parts per million in 2024. By EPCOR's own account, hardness is left untreated.

Those minerals show up as white spots on glasses, crust on aerators and sediment in a water heater. EPCOR's report suggests white vinegar for deposits and the air-dry setting on a dishwasher, and it reminds owners of softeners and reverse osmosis systems to follow the manufacturer's maintenance instructions, since a neglected unit can lead to poor water quality. A softener treats the whole house; reverse osmosis serves drinking water at a single faucet.

No permit

Under Maricopa County's current rule, swapping out an existing water heater needs no permit as long as the installation meets the manufacturer's specifications. You can still apply for one to get a County inspection.

Answers before you book

Questions about
plumbing.

Questions about plumbing services in Sun City West? Start here, or tell us what is happening at your home.

Ask our team
Do you provide plumbing services specifically for retirement communities in Sun City West?

Yes. We frequently work with homeowners and property managers in Sun City West's active adult and retirement communities. Our technicians provide respectful service and are familiar with the plumbing systems common in these neighborhoods.

How do I know if I have a hidden water leak in my home?

Watch for unusually high water bills, damp spots on floors or walls, or the sound of running water when all fixtures are off. These can indicate a hidden leak, including a possible slab leak. Our team can inspect the problem and explain repair options.

What's the advantage of professional drain cleaning over store-bought products?

A professional can inspect the cause of a blockage and choose a cleaning method appropriate for the drain. Recurring clogs or persistent slow drainage need attention beyond a temporary attempt to clear the opening.

Are your plumbers available after hours for emergencies?

Yes, our emergency plumbing services are available around the clock. Call Trident Plumbing & Drain for help with a burst pipe, major backup, or another urgent plumbing problem in Sun City West.

Which EPCOR districts serve the community?

EPCOR's rate page lists the community under its Sun City West water district and its Sonoran wastewater district. Its outage page asks customers to report outages and other water trouble around the clock.

Is the water in this community hard?

It varies. EPCOR's 2025 report shows 3 to 11 grains per gallon, which on the report's own scale runs from slightly hard to very hard. EPCOR does not soften the supply, so any softening happens at the house.

How do I clear white spots from faucets and dishes?

EPCOR's report says the spots are usually calcium carbonate. It suggests cleaning with white vinegar and, for dishes, using a commercial conditioner, liquid detergents or the dishwasher's air-dry option. A softener reduces the minerals before they reach the tap.

Does a County permit settle my HOA's rules?

No. Maricopa County says owners, not the County, are responsible for knowing their HOA's CC&Rs, and that a building permit does not prevent an HOA from enforcing them. Review them before a project that changes the house.

What upkeep does a softener or RO system need?

EPCOR's report says to follow the manufacturer's operation and maintenance instructions, because skipped maintenance can lead to poor water quality. Trident's salt service membership brings softener salt every 6 to 8 weeks, and its reverse osmosis membership handles yearly filter changes for five years.
