Sewer Line Cleanout

Sewer line cleanout for Eastmark homes

Trident Plumbing & Drain provides routine sewer line cleanouts and help with recurring drainage problems. Our plumbers use professional sewer cleaning equipment to restore flow, then explain what they found and whether the line needs further attention.

Book through our North Phoenix office. Mention recurring clogs, sewer odors, slow drainage or wastewater backing up, and note which fixtures are affected. Commercial properties can request sewer service as well.

Everyday materials

What builds up inside a sewer line

Many blockages start with materials that seem harmless. Grease and cooking oil harden inside pipes, soap residue and mineral deposits coat the walls, and hair and other organic debris catch on that buildup.

Paper products other than toilet paper, and wipes, are another common cause. Over time these materials narrow the opening until wastewater cannot pass freely, and the first sign is often a drain that slows rather than stops.

Look at the pipe

Tree roots can enter small cracks in a sewer pipe and keep growing. Aging or damaged piping, and ground movement that pulls sections out of alignment, can also create places where waste collects.

A cleanout can restore flow, but it cannot repair a cracked or misaligned pipe. If blockages keep returning, a camera inspection can show the condition of the line, and the plumber can explain the sewer repair options that fit what was found.

Know the signs

Signs the main sewer line needs attention

Watch for drains that clog again soon after clearing, sewer odors inside or near the home, slow drainage in more than one fixture, and wastewater rising in a tub or shower.

These signs rarely improve on their own, and an ignored blockage can turn into a sewage backup. Stop using the affected fixtures if wastewater is backing up, and schedule a cleanout while the problem is still a slowdown.

Prevention

Routine inspection and preventive cleaning

Routine inspections and preventive cleaning can reduce the likelihood of a major sewer emergency. Homes with a history of recurring drain problems may benefit from scheduled plumbing maintenance that checks the line before buildup becomes a blockage.

How often a line needs attention depends on its history and condition, not a fixed calendar. Ask whether the cleanout findings suggest a follow-up visit, and keep the service notes so the next inspection has a clear starting point.

Under the yard

Easements, laterals and the cleanout

The master disclosure statement notes that above-ground and underground utility, water and sewer lines run throughout the community and are subject to easements for the providers. Lots with an easement may face limits on placing structures, hardscape, sprinkler systems or landscaping, trees included, within it, and any encroachment needs the provider's prior written consent. The City of Mesa is the listed wastewater provider, and its wastewater page leaves the lateral to the owner.

That makes the cleanout the starting point for main-line work. From there a line can be cleared or checked with a camera without pulling a toilet, and a camera pass shows whether a backup is buildup, a foreign object or a damaged joint. In a community this young, age alone rarely explains a backup. If the line does need digging, the easement and anything built over it shape the plan.

Main-line costs

How a sewer cleanout gets priced in Eastmark

Three things set most sewer cleanout prices: how the line is reached, how far the blockage is and what the camera shows.

If the camera points to a repair, GreenSky® financing is available, and our team can walk you through the plans. When restoring the yard means new landscaping or hardscape, the Design Review Committee approves exterior changes before they go in.

  • An accessible outdoor cleanout, or one that has to be found first.
  • How far the blockage sits from the cleanout.
  • Grease, wipes, roots or other material in the line.
  • A camera inspection of the line.
  • Digging, easement limits and hardscape over the line if a repair follows.

They came out quickly, did camera work, and took the time to thoroughly track down the issue instead of rushing. Turns out we had roots breaking a pipe under our tub.

Questions about sewer line cleanout in Eastmark? Start here, or tell us what is happening at your home.

Ask our team
What is the difference between a drain clog and a sewer line blockage?

A drain clog usually affects one fixture. A sewer line blockage restricts the main line that carries wastewater from the whole property, so several drains may slow or back up together.

Can a cleanout remove tree roots?

Cleaning can clear roots that are restricting the line, but roots enter through cracks or gaps in the pipe. A camera inspection helps show whether the pipe needs repair to keep roots from returning.

What should not be flushed?

Flush only toilet paper. Wipes, paper towels and other paper products can collect in the sewer line along with grease and debris.

How often should a sewer line be cleaned?

It depends on the line's condition and history. A property with recurring clogs may need more frequent attention, and the plumber can suggest a schedule based on what the cleanout finds.

Can I build over the sewer line in my yard?

Check before you build. The disclosure says lots with utility, water or sewer easements may be barred from placing structures, hardscape, sprinkler systems or trees within them, and any encroachment needs the provider's prior written consent.

Does a newer home need a sewer camera inspection?

Not on a fixed schedule. A camera is most useful when a backup repeats or several drains slow together, because it shows whether the problem is buildup, an object in the line or a damaged joint before anyone digs.
