Find the leak, then fix it

Stop hidden slab leaks before they damage your home

Moisture from a leak under the slab may spread beneath flooring, raise water bills, reduce pressure and damage nearby building materials. Trident Plumbing & Drain detects and repairs slab leaks so the damaged plumbing can be addressed before the situation becomes more disruptive.

Our plumbers evaluate the plumbing system, narrow down the source of the leak and explain the repair options for your property. Contact our North Phoenix office to arrange an assessment, and mention any earlier leak repairs.

Spot the signs

Signs of a leak beneath the slab

Warm or unusually hot areas on the floor, an unexpected increase in the water bill and damp carpet, flooring or baseboards are common clues. So is the sound of running water when every fixture is off.

Low water pressure throughout the home, musty odors and visible mold near the floor can also point to a problem below. These signs justify an inspection; on their own, they do not confirm whether or where a pipe is leaking.

Locate before repairing

Precise detection before any repair begins

Because slab leaks develop beneath concrete, tile and finished flooring, finding the source is the essential first step. Professional diagnostic methods identify the affected area before a repair is recommended.

That helps avoid unnecessary disruption and lets the solution follow the location and condition of the damaged pipe. The findings should explain what caused the leak and what needs to be repaired.

Repair choices

Access, reroute or replace

Depending on what the detection finds, the repair may involve opening the floor to reach a specific section of pipe, rerouting the water line around the damaged area or replacing deteriorated piping.

Ask how each option affects the home, which areas need access and how the proposed solution protects the rest of the plumbing. The right choice depends on the pipe's condition as much as the leak's location.

Know the difference

Pressurized leak or drain problem?

A slab leak in a water supply line can leak whether or not fixtures are in use, because the line stays under pressure. Recurring drain blockages are a different issue and call for drain cleaning or hydro jetting rather than leak detection.

When water is actively spreading or reaching several rooms, treat it as urgent and request emergency help. Describe where the moisture appears and whether it is growing.

Read the meter

Use your Pima meter before anyone opens the floor

Pima publishes a simple test. Turn off everything that uses water, record the meter reading, wait one to two hours without using any water and check again. If the reading has moved, Pima says you likely have a leak. Its list of warning signs also includes a meter that keeps running with every fixture off, and new or expanding cracks in the foundation, both worth mentioning when you call.

A leak under the slab is on the customer's side of the meter, and Pima's guidance for leaks on your property is to contact a licensed plumber. Census estimates put the median Sun Lakes home at 1991, with about 30% built in the 1980s, so any original supply piping has been in service for decades. If earlier leaks have been repaired, tell us where. That history shapes the choice between opening the slab at one spot and rerouting the line.

Factors behind a slab leak repair estimate

A slab leak estimate turns on the leak's location and the route needed to reach it. These factors explain most of the range.

Maricopa County lists water line repair among the permits it issues online, and our team can explain what your repair involves. For a larger job such as a reroute, ask about paying over time with GreenSky® financing.

  • The time needed to pin down the leak's spot beneath the concrete.
  • Opening the concrete at a single point versus running a new line overhead or inside walls.
  • Tile, carpet or other flooring that has to come up and go back down.
  • Pipe material, and the shape the rest of that run is in.
  • A second leak found during the repair.

Confirm the leak

Pima's own guidance lets you check for a hidden leak and tell whose side it is on.

slab leak repair in Sun Lakes.

Questions about slab leak repair in Sun Lakes? Start here, or tell us what is happening at your home.

Ask our team
What does rerouting a water line involve?

Instead of opening the slab where the pipe failed, a new section of line is run along a different path to bypass the damage. The inspection determines whether that is practical for your home.

Why would a floor feel warm?

A leak in a hot water line beneath the slab can warm the floor above it. Warm spots are worth reporting, though detection is needed to confirm the cause.

Can a slab leak lower water pressure?

It can, because water escaping from the line reduces what reaches the fixtures. Low pressure has other causes too, so the inspection checks the whole picture.

Will you explain what caused the leak?

Yes. The findings should cover what caused the leak, what needs to be repaired and how the proposed solution protects the rest of your plumbing.

Will Pima Utility repair a leak under my slab?

Not under Pima's published guidance, which puts leaks inside the home or on the property after the meter on the customer, and recommends calling a licensed plumber. The utility's responsibility covers the main line before the meter.

Does a slab leak repair need a County permit?

Maricopa County lists water line repair among the minor permits it issues online. The page does not say which repairs require one, so ask the County about your specific repair. We can explain what the work involves.
